Domestic Real Estate Market ‘Booms’, Property Sales Return to Pre-Crisis Levels
The Greek real estate market is experiencing a strong recovery, with property sales climbing back to levels last seen before the financial crisis. According to the latest report from an international property consultancy, Greece recorded 122,120 property transactions in 2023, an 8.8% increase year-on-year. This marks the highest number of deals since 2009, when transactions peaked at 135,970.
A Decade of Steady Growth
Since 2015, the Greek property market has maintained ten consecutive years of transaction growth, with the only exception being 2020, when sales dropped by -22.6% due to the global pandemic. However, the market rebounded quickly in 2021, surging by 40.1%, showcasing its resilience and investment appeal.
Market Forecasts:
- 2024: Expected growth of 3.4% in property transactions.
- 2025: Forecast to reach 134,518 transactions (+6.6% year-on-year), officially returning to pre-crisis levels.
This recovery highlights that both the Greek real estate sector and the wider economy have now fully regained their strength.
Why Invest in Greek Real Estate?
Residency and citizenship advisor Suzanna Uzakova emphasizes: “The Greek real estate market is in a high-growth phase—an opportunity foreign investors should not miss. Compared to other European countries, property prices in Greece remain attractive, and the Golden Visa program makes it possible to obtain residency through real estate investment.”
She notes that this growth is not a temporary spike but the result of a decade-long upward trend, proving that the market has truly stabilized after the 2009–2019 debt crisis.
Dual Value: Investment & Residency
- Property Appreciation Potential: Demand for luxury homes and premium apartments in Athens and the Aegean islands continues to rise.
- Golden Visa Benefits: Purchasing real estate in Greece can grant investors and their families EU residency rights, offering mobility and relocation advantages.
- Lifestyle & Holiday Value: Known as the “sunshine coast of Europe”, Greece is not just an investment destination but also an ideal place for long-term living and vacationing.
